Ordering a Home Information Pack (HIP)


Note: HIPs are no longer compulsory.

On 19th May 2010 the Government announced that – with immediate effect – sellers would not need a HIP when marketing their home.

Seller can still choose to have a HIP. The advantage of having a HIP is that by giving buyers key documents and searches at an early stage you may speed up your sale.

However, while HIPs are no longer compulsory you must still order an EPC (Energy Performance Certificate) when you market your house.

Once you’ve ordered it you can begin marketing straight away. You then have up to 28 days to get you EPC in place.

A HIP is a set of documents providing key information about a property. It is prepared for the seller and must be available to prospective buyers at the start of the marketing process.
The easiest and cheapest way to order a HIP is online, with some online HIP providers charging less than £200 plus VAT. The process is simple:
  • visit an AHIPP registered and HIP Code compliant online HIP provider.
  • order online or by phone
  • your HIP can be completed in as little as three days (though you should expect it to take a little longer, particularly if your local authority or water authority are slow to respond)
